Leasing & Applications
● What is the application process and how long does it typically take?
○ Prospective residents may view available apartments, select a home, and submit an online
application through the Edge at Greentree website. Each adult who will occupy the apartment
must complete the required application and screening process. Processing time varies based on
how quickly all required documents and verifications are received, but completed applications are
generally reviewed within a few business days.
● What documentation is required to apply?
○ Applicants should be prepared to provide a valid government-issued photo ID, Social Security
number or other acceptable identification, proof of income, rental history, and any additional
documentation requested to verify eligibility. Additional documentation may be required
depending on the applicant’s employment, income source, or household circumstances.
● Is there an application fee, and if so, how much is it?
○ Yes. The application fee is $50 per applicant. A $100 administrative fee also applies. Fees are
subject to change, so applicants should confirm current charges before submitting an application.
● What are the income requirements?
○ Applicants are generally required to demonstrate combined gross monthly income equal to at least
three times the monthly rent. All applicants are also subject to the community’s rental criteria,
including credit, criminal background, identity, and rental-history screening, in accordance with
applicable law.
Rent & Payments
● What is the monthly rent for available units?
○ Rental rates vary by apartment size, floor plan, location, condition, and availability. Edge at
Greentree offers one-, two-, and three-bedroom apartment homes, with currently advertised rents
generally ranging from approximately $1,350 to $1,940 per month. Contact the leasing office or
visit the property website for current availability and pricing.
● What are the accepted methods of rent payment?
○ Residents may make payments through the AppFolio Online Portal using an electronic bank
transfer or an accepted debit or credit card. Cash payments may be made through an approved
AppFolio PaySlip location. The leasing office does not accept cash or money orders.
● Are there options for setting up automatic payments?
○ Yes. Residents may enroll in recurring automatic payments through the AppFolio Online Portal.
● What deposits are required, and are they refundable?
○ The standard security deposit is generally equal to one month’s rent. Security-deposit alternatives
may be available for qualified applicants. Traditional security deposits are handled and returned in
accordance with the lease and Delaware law, less any lawful deductions for unpaid charges,
damage beyond ordinary wear and tear, or other amounts due.
Lease Terms & Renewals
● What lease terms are available (e.g., 6-month, 12-month)?
○ Lease-term options may vary by apartment and availability. Standard lease terms are typically 12
months, although other terms may occasionally be offered. Residents should review the specific
lease offer for the term, rent, fees, and renewal conditions applicable to their apartment.
Maintenance & Repairs
● How do I submit a maintenance request?
○ Residents should submit routine maintenance requests through the AppFolio Online Portal.
Requests should include a clear description of the issue, permission-to-enter instructions, and
photos when helpful. For an urgent issue, residents should also contact the leasing office or
emergency maintenance line.
● What is the typical response time for non-emergency repairs?
○ Response time depends on the nature of the request, parts availability, vendor scheduling, and the
number of higher-priority emergencies. The maintenance team works to acknowledge and address
routine requests as promptly as possible.
● Who do I contact for after-hours or emergency maintenance issues?
○ For an after-hours maintenance emergency, call the community’s main office number and follow
the prompts for emergency maintenance. Emergencies include conditions such as active flooding,
no heat during cold weather, fire-related damage, a major electrical hazard, or another condition
posing an immediate risk to people or property. Call 911 first for fire, medical, police, or life
safety emergencies.
Pets & Assistance Animals
● What is the pet policy, including any breed or weight restrictions?
○ Edge at Greentree is pet-friendly and permits cats and dogs, subject to the community’s pet policy,
registration requirements, and applicable breed, size, quantity, and behavioral restrictions. All pets
must be approved and registered before being brought onto the property. Assistance animals are
reviewed separately as reasonable-accommodation requests and are not treated as pets.
● Is there a pet fee or pet rent, and how much is it?
○ There is a one-time, refundable pet fee of $350 per pet. Contact the leasing office for current
charges and restrictions before applying or adding a pet.
Amenities & Community
● What amenities are included with a lease?
○ Community amenities include landscaped grounds, a fitness center, technology lounge,
playground, outdoor lounge and grilling areas, dog park, and on-site parking. Apartment features
vary by floor plan and may include a private balcony or patio, updated kitchen and bathroom,
dishwasher, microwave, and in-unit washer/dryer.
● Are there additional fees for amenities such as parking, storage, or fitness facilities?
○ Standard access to common community amenities is included unless otherwise stated in the lease
or community policies. Contact the leasing office for current details.
● What are the hours of operation for shared amenities?
○ Amenity hours are posted at each facility and may change seasonally or for maintenance, safety,
holidays, or community events.
● Is there a reservation process for community spaces?
○ Common areas and amenity spaces are available on a first-come, first-served basis.
Utilities & Services
● Which utilities are included in rent, and which are the resident's responsibility?
○ Sewer and water are included in the rent.
● How do I set up utility accounts in my name?
○ Before move-in, residents must establish any required utility accounts using the provider
information supplied by the leasing office and provide confirmation when requested. The leasing
team will identify which services must be placed in the resident’s name and the required activation
date.
● Is trash, recycling, or valet trash service provided?
○ Community trash service is provided at a monthly fee of $10. Residents must place household
waste and recycling only in designated areas and follow all posted disposal rules. Bulk items,
furniture, appliances, hazardous materials, and construction debris may not be left at regular
collection areas. The monthly fees may change. Contact the leasing office for current pricing

● Is internet or cable service available, and through which providers?
○ High-speed internet and cable services are available through Comcast/Xfinity. The community is
implementing a bulk 1-Gig internet program; applicable charges and activation requirements will
be disclosed in the lease, renewal offer, or service addendum. Residents should contact the leasing
office for current program details.
Parking & Transportation
● What parking options are available (e.g., surface lot, garage, covered, assigned)?
○ Edge at Greentree provides on-site, unassigned surface parking. Parking is subject to the lease,
parking addendum, posted signs, vehicle-registration requirements, and community rules.
● Is there a cost for parking, and is it a one-time fee or monthly charge?
○ Standard resident parking is generally provided as part of the community’s parking program. Fees
may apply for permits, replacement permits, reserved arrangements, unauthorized vehicles,
towing, or other parking-related services. Contact the leasing office for current charges.
● How many parking spaces are permitted per unit?
○ The number of vehicles permitted depends on the lease, household size, available parking, and the
community’s current parking policy. All resident vehicles must be registered with the leasing
office and display the required permit.
● Is guest parking available, and what are the guidelines or time limits?
○ Guest parking is available only in designated areas and is subject to posted rules, registration
requirements, and time limits.
